The first step in  buying a new home is to see how much house (and associated expenses) you can afford comfortably.  A mortgage consultant  would like to sit down with you and write down your budget with the new home expenses in it.  This will give you the range of  home prices that you will likely want to look at in your home shopping experience.  Call 391-1845 and  can arrange to meet with one of the mortgage consultants.  

 

This is a  valuable service and all I ask is that you are willing to listen to our  advice about how much home you can afford (and IF you can afford it) and give us a shot at getting you a mortgage .

If you know that you can skip the above budget review and want to get on with the process of being approved for a loan, the fastest way is to call Lori Fyfe and she will tell you exactly how you need to do things.  You do not need to have a home picked out to get approved.  There is a difference between what the guy says on the phone about being pre-approved and getting APPROVED.  A BIG difference.

 

 Also, remember that prior to signing for your new home you do not want to obtain any more credit accounts of any type; no car loans, no credit cards, no nothing.  And, remember that during the processing of your paper work DO NOT sign ANYTHING for your spouse, no matter how good you are at it or how much trouble it is to get him/her to sign.

 

You will have to have some money to get your home or at least have a relative that has enough to get your 3.5% down payment from as a gift.  You will need to have around $400 - $550 available to get an appraisal for the new home.  The appraisal cost can usually go on a credit card if need be.  Also your new home’s home insurance needs to be arranged for prior to closing with a bill ready for the closing agent prior to closing.  Also, you want to pay $60-$70 for a termite inspection. Usually in this market the seller pays  3% toward your closing costs.  After an application is taken we go over all the expected costs and who pays for them and when.

  

Start getting the following information lined up to bring to our office:

 

1. Pay stubs for at least the last month. (and keep giving us the current ones as they come in).  We probably will be verifying your job status so we need to have the employers information on the pay  stubs or the W-2’s.  Telephone numbers for your current employer would be nice.

2.Last 2 years of tax returns. (we should have copies here if you’ve been a tax client).

3.  Photo ID’s (we can make copies of your Drivers license here).

4.  Social Security Card. (again, we can make copies here)

5.  Child support (if paying: case ID number) (if receiving - birth certificate of child and case ID number)

6. Bank statements for at least the last 2 months and get us the last one prior to closing.  Must be ALL pages on ALL your bank accounts, including investment statements, if any. (Do not leave out any blank pages...if has a page number on it we need it!)
